No apartment sale above two bedrooms has been recorded. Almost all studio sales sit at one size, and so do almost all two-bedroom sales.
The register holds both off-plan registrations and completed units changing hands, and the register-mix line on this page states the split. Its first recorded sale dates from 2009. Studios have sold for more per square foot than one-bedroom apartments in every window where both rows can be priced.
Every figure is computed from the Land Department register at the moment you load the page, four-month window first. These are recorded sale prices, not asking prices.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Ontario Tower
- Rental arithmetic. On a register where one-bedroom apartments are the largest group, a unit bought as a rental is sold when the rent no longer covers the mortgage and running costs, whatever the market is doing.
- Near-identical supply. Where almost every studio shares one size and almost every two-bedroom shares another, a seller who needs to move quickly competes mainly on price against others offering a home of the same size.
- Costs that run between tenants. Service charges in Dubai are charged per square foot and fall due whether or not a unit is let, so a long vacancy can push an owner toward selling.
- Mortgage exposure. Apartments bought with finance near a price peak tend to be among the first to reach the market when a repayment schedule stops working.

- Read the period beside each row before comparing them. The rows here can be priced on different windows, so the studio, one-bedroom and two-bedroom figures may each describe a different stretch of the market.
- Check the unit's recorded floor area against the median size on its row. Almost all studio and two-bedroom sales here sit at one size per tier, so a unit of a different recorded size is not a like-for-like match for that row's median.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

- Because the Land Department has recorded no apartment sale here above two bedrooms. The table prints a row only for bedroom types that have sold, so it shows studios, one-bedrooms and two-bedrooms.
- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
- Why can rows in this table cover different periods?
- Because each row is priced on the most recent period that holds enough of its own sales: the last four months first, then the last twelve months, the last three years or the whole record. Each row names the period it uses, and a row whose sales are too few even over the whole record keeps its count but shows no price.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
