Dubai Land Department transaction register, records through 21 August 2026. Recomputed on every page load. Scoped to office units — every figure here excludes any other unit type on this register.

Citadel Tower's office register runs continuously from 2009, which puts it among the small group of Business Bay commercial buildings with enough recorded transactions to show a real price history rather than a handful of scattered deals.

This page is scoped to the offices; the register also holds a few retail units, which are a different market. The offices are concentrated in a narrow range of sizes, most of them mid-size rather than suites or whole floors. That concentration is the useful part: within the band that carries the volume, the comparables here are unusually close to like-for-like, which is rarely true of a Business Bay office average.

The table below is drawn by floor area rather than by bedroom count, because the Land Department does not record a bedroom count for a commercial unit. Floor area is the axis an office is actually bought and sold on.

Every figure here is computed from the Land Department register at the moment you load the page — recorded prices, not asking prices.

Citadel Tower sale prices by floor area

Median recorded prices for Citadel Tower by floor area. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 1,149 recorded office transactions. These are the prices buyers actually paid — not asking prices, and not a district average.

A size band with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. One row above has the sales but not the market: they were all registered within a day or two at a single rate per square foot — one owner buying several units in one deal, which is one price rather than several, so it is shown as a count and not as a rate. Rows can sum to less than the building total — a transaction recorded without a usable floor area belongs to no band.

Why below-market resale shows up in Citadel Tower

  • Businesses that own the space they occupy. When the business changes, the unit is sold to the business's deadline, and that is where a below-market office price most often comes from.
  • Investor-held units competing with a continuous Business Bay supply pipeline, which caps what any individual seller can realistically ask.
  • Vacancy cost. An empty office pays service charges and earns nothing, and the longer the void the more an owner's arithmetic favours accepting an offer.
  • Re-fitting due on older space. Stock first sold more than a decade ago frequently needs work before it lets at current rates, and discounting is sometimes the cheaper route out.

What to check before you offer on Citadel Tower

  • Read the floor-area band that matches the unit. A unit noticeably outside the size this building trades in volume is priced by far fewer comparables and deserves more scrutiny, not less.
  • Ask how many parking bays are titled to the unit rather than informally allocated. On an office it is part of the asset and part of what a tenant will pay for.
  • Establish whether you are being offered shell-and-core or a fitted office, and who paid for the fit-out. Two units of identical size on the same floor can sit a long way apart on price for that reason alone — the register records what was paid, never the condition it was paid for.
  • Ask whether the unit is vacant or tenanted and how long the lease has left. A sale with a sitting tenant transfers that lease with it, which can be the reason a price looks soft or the reason it is firm, and it decides what you can do with the space on day one.
  • Ask for the current service charge per square foot and the last two years of it. Office service charges in Dubai are set per building and reviewed annually, and on a whole-floor unit a rise of a dirham or two per square foot comes straight off the net yield rather than out of a household budget.
  • Ask which register the unit sits on. A completed office changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Citadel Tower — common questions

Why is this table by floor area instead of bedrooms?
Because the Dubai Land Department does not record a bedroom count for a commercial unit — it files offices with the room field left blank. A bedroom table for this building would be empty. Floor area is also the axis an office is genuinely traded on, so the bands below match how the units are actually bought and sold.
Is the price data on this page asking prices or actual sales?
Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same unit.
How current is this register?
The page states the date of the most recent recorded transaction it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
